Mashpee Conservation Commission Approves Four Projects, Splits on Coastal Home Rebuild

MASHPEE — January 8, 2026 — Mashpee Conservation Commission approves four coastal projects but splits 3-2 on a Triton Way home rebuild over a bedroom-count dispute. The commission closed and issued orders of conditions January 8 for 367 Mashpee Neck Road, 21 Onkatina Row, and 64 Uncle Percy's Road on unanimous votes, while the 64 Triton Way application — a proposal to raze a 1971 home near Nantucket Sound and construct a larger five-bedroom house with an innovative alternative septic system — passed only after extended debate over whether the applicant must first obtain a Board of Health waiver under Massachusetts General Law Chapter 108, which limits new septic systems to four bedrooms on lots of this size without a public hearing. Commissioner Paul voted no, stating, "I would not vote on this project for five bedrooms because I know what the law says." The order is conditioned on the applicant returning with a four-bedroom system if the waiver is denied.
